Common Questions About Our Mobile Units
How long does it take to deliver a modular building?
Standard lead time is 6–9 weeks from deposit. This includes manufacture in our Retford facility, delivery to your site, and on-site assembly. For ex-stock units (see In Stock page), delivery can be in 1–2 weeks.
Do I need planning permission for a modular building?
In England, modular buildings up to 30 m² used incidentally to the main house may be permitted under GPDO Class E. Commercial use, school use, or buildings over 30 m² typically require planning consent or fall under permitted development rights for that class. We provide free layout drawings to support your planning application.
How is the building delivered to my site?
We deliver on a 12-metre flatbed lorry. Unloading is by HIAB crane, typically arranged by us at local rates. The site must be level, compacted, and accessible to the delivery vehicle. We provide site preparation guidance.
What is the construction made from?
Welded box-section steel frame with 100 mm polyurethane (PIR) sandwich panels for walls, roof, and floor. Aluminium doors, uPVC or aluminium windows. Commercial-grade vinyl flooring. Fire classification: Euroclass B-s1, d0. For projects requiring A1 non-combustible materials, mineral wool panels are available.
Is the building permanent or temporary?
Our modular buildings are designed as permanent structures with a 5-year structural guarantee. They can also be relocated — lifting eyes on the roof allow crane handling for future moves.
What's the warranty?
5 years on structure (frame, panels, roof). 12 months on finishes (internal fit-out, electrical, plumbing).
Do you offer finance?
Yes, via Shire Leasing PLC. Typical structure: 5-year lease with weekly or monthly payments. We can provide indicative rates with your quote.
Can you build to my exact specification?
Yes. Most of our work is bespoke. Send your brief (sketch, dimensions, intended use, site postcode) to info@mobileunits.co.uk and we’ll return a quote within 24 hours.
What areas do you cover?
We deliver nationwide across the United Kingdom — England, Scotland, Wales, and Northern Ireland (with sea freight for the latter).
